BWG Homes’ mission is to operate and develop leading residential builders with strong brands. Our brands Block Watne and Hetlandhus in Norway and Myresjöhus and SmålandsVillan in Sweden sell and produce affordable homes through own residential projects and for individual customers.

Profitability with moderate risk level

BWG Homes Group’s main goal is to create good profitability with a moderate risk level. We do so by constantly standardising and industrialising our production processes, maintaining a long-term land bank containing properties on the outskirts of large cities and densely populated areas. We develop housing projects which remain under our own control throughout the value chain – from site purchase to delivery of a house which is ready for occupation. And we constantly develop new space-efficient house types.

 

Large product portfolio

Our portfolio reflects our extensive experience and broad expertise in residential building. Our production methods combine the finest craftsmanship with streamlined production. The product portfolio contains more than 100 different standard houses in modern and classic style, as well as houses which are specially developed for our projects. The houses are developed in collaboration with leading architects. Particular areas of focus are house quality, low energy consumption, healthy indoor climate, functional space utilisation and efficient production.

 

Norway

Block Watne is the largest independent Norwegian player exclusively engaged in building homes. The core business is the development of housing projects on the outskirts of urban centres and the construction of standard houses for customers with their own plot of land. Strong focus on standardised construction methods ensures cost-effective production. Operations are conducted from 21 regional offices – from Trøndelag in the north down to the south. Property development, housing projects, sales and construction are all carried out by the employees. The company’s teams of carpenters build the house at the construction site.

 

Activities are organised in projects. “Residential projects” where Block Watne is responsible for the entire value chain, from purchase of property to sales, construction and delivery to the customer, represented 90 % of revenues in 2009.. Products include detached houses, terraced houses and flats in low-rise buildings. The residential projects are based on a land bank with a development horizon of 10 years and a capacity of approximately 13 000 housing units. ”Residential construction for individuals” – the customer has his own plot of land and chooses a standard house from Block Watne’s house catalog, represented 7 % of revenues in 2009. ”Construction for professionals” – professional players – public or private - with their own plots of land and project management, represented 3 % of the 2009 revenues

The Hetlandhus brand was relaunched in 2009 with a portfolio of nine reasonable priced standardised houses with defined optional extras. The houses, which are produced in modules at SmålandsVillan’s production facilities in Sweden, satisfy Norwegian building regulations. House catalogue and web-site were launched in 2009. A network of retailers has been established in the central part of Østlandet (south east Norway), and the first houses were sold and completed in the latter part of 2009.  

Sweden

BWG Homes AB with the Myresjöhus and SmålandsVillan brands is Sweden’s leading producers of prefabricated wooden houses. Since the company was founded in 1927, Myresjöhus has built more than 90 000 houses, most of them in Sweden. SmålandsVillan which was established in 1997 has built some 2 500 houses.

The core business is the development and production of prefabricated detached or multi-dwelling houses, both for customers with their own plots of land and as housing projects – either independently or with development partners. Components for Myresjöhus and modules for SmålandsVillan are produced at the company’s production facilities, and are assembled and finished at the building site. Myresjöhus and SmålandsVillan products are sold through a nationwide sales network.

 

 

Revenue split Sweden

 

Myresjöhus develops and produces primarily detached houses, but also multi-dwelling houses. Wall panels and deliveries of materials for the Myresjöhus portfolio are produced in their own production facilities, and transported to the construction site for further building and finishing which is carried out by sub-contractors. Building and finishing are carried out by sub-contractors. The land bank has a capacity of approximately 1 300 housing units. ”Residential construction for individuals” where the customer has his own plot of land and chooses a standard house from Myresjöhus’ catalogue, represented 72 % of revenues in 2009, as 14 % of revenues came from “Residential projects” where Myresjöhus controls most of the value chain, and 14 % of revenues represented deliveries to “Professional players and Development partners”.

 

SmålandsVillan develops and produces prefabricated wooden detached houses for customers with their own plots of land. The houses are produced in the factory as two to four modules (finished box units), transported to the construction site, mounted and finished by sub-contractors. The SmålandsVilla products are standardised with defined optional extras. 84 % of revenues in 2009 came from ”Residential construction for individuals” and 16 % from “Residential projects.
